Your First Steps to Home Ownership

Follow our proven roadmap to make your home buying journey smooth and successful

Get Pre-Approved

Start with a pre-approval to understand your budget and show sellers you're serious

Contact a lender to review your finances and get a pre-approval letter. This typically takes 1-3 days and helps you shop with confidence

Define your needs

Create a wish list of must-haves vs. nice-to-haves for your future home.

Consider location, size, amenities, and proximity to work/schools. This helps narrow your search and saves time.

Start house hunting

Begin touring homes that match your criteria and budget.

Work with your agent to schedule viewings. Take notes and photos to help remember each property.

Make an offer

Found the one? Your agent will help you submit a competitive offer.

Your offer should include price, closing date, and any contingencies. Your agent will negotiate on your behalf.

Home inspection

Hire a professional inspector to check for any issues with the property.

This protects you from unexpected problems. Most issues can be negotiated with the seller.

Close your home

Sign the final paperwork and get your keys!

Bring a cashier's check for closing costs, review all documents, and celebrate your new home!

Understanding Real Estate Terms

  • Amortization

The process of paying off a debt over time through regular payments. Part of each payment goes toward the loan principal and part goes toward interest.

  • Closing Costs

Expenses over and above the price of the property in a real estate transaction, including attorney fees, title insurance, appraisal, and more.

  • Equity

The difference between how much your home is worth and how much you still owe on your mortgage. It's the portion of your home that you truly 'own.'

  • FHA Loan

A mortgage loan insured by the Federal Housing Administration, designed to help first-time and low-to-moderate income buyers with lower down payment requirements.

Sharon Miller

Hello, I am Sharon Miller, a Mortgage Loan Originator licensed to provide mortgages in Pennsylvania and Maryland. I pride myself on my reputation and referral base I have built after guiding countless homeowners through the home buying, and mortgage refinance process. I am a dedicated hard-working individual that always has all my clients' best interests in mind. I am also driven to meet timelines and expectations in advance for all parties involved.

My approach to helping buyers is to act as their trusted advisor. I like to make sure my buyers are as educated as possible and make sure they know what to expect from the beginning, and every step of the way. I also like to disclose all options available to each buyer and after fully educating them, I allow them to pick which option they would like.

I also pride myself on communication, not just with the buyers but all parties involved from lawyers to buyers’ agents, to listing agents as well! Every week all parties involved will either get an email or a phone call from me based on their desired preference with an update on the status of the mortgage, so everyone is on the same page. This allows the transaction to move as smoothly as possible which is always my top goal!

I live in Franklin County with my husband and daughter. I have been in the mortgage business for 25+ years.

Frequently Asked Questions

Get answers to common questions about the home buying process

It usually takes about two to six months from start to finish, but the exact timing depends on your situation and the market. The first stage, which includes getting pre approved for a mortgage, searching for homes, and touring properties, can take a few weeks to a few months depending on how quickly you find the right home. Once your offer is accepted, the process typically takes another thirty to sixty days to complete. During this time, inspections, the appraisal, and your loan approval are finalized before closing. Some delays can happen due to financing, inspection, or appraisal issues, while cash buyers or smooth transactions can move much faster.

Mortgage pre-qualification is a quick estimate of how much you might be able to borrow based on basic, unverified financial information like your income, debts, and credit score. It helps you set a rough budget but is not very strong when making an offer on a home.

Mortgage pre-approval is a more detailed process where a lender verifies your financial documents, such as pay stubs, tax returns, and credit history. If approved, you receive a letter showing how much you can borrow, which makes you a stronger and more competitive buyer when house hunting.

A three-digit number that shows how likely you are to repay borrowed money, and it ranges from 300 to 850. In addition, lenders use it to decide if you qualify for a mortgage and what interest rate you will receive.

Your score is based on factors like payment history, debt levels, credit history length, and recent credit applications. For example, paying bills on time and keeping balances low can improve your score, while late payments and high debt can lower it.

As a result, a higher credit score can help you get better loan options, lower interest rates, and smaller monthly payments. Most lenders typically look for at least a 620 score for a conventional mortgage.
